How do I pay? What type of payment?

It’s easy to pay for your home inspection report online. To pay online:

Scroll to the bottom of this page and find the "Pay Online" section on the far right. Once entering the amount owed, click the submit button. You will be redirected to paypal.com, where you can complete your transaction.

We accept Cash, Check, Visa, MasterCard, Discover, American Express and PayPal.com.

Payment is made before or at the time of inspection by the purchasing party.

If the client will not be present for the inspection, payment is made in advance

Do I need to sign an Inspection Agreement?

The Home Inspection Agreement is a legal agreement constructed and enforced in accordance with the laws of the state of Virginia. The agreement contains: terms, conditions, and limitations of the Home Inspection following the “Standards of Practice”.

Priority First Home Inspections must have a signed agreement with the client before the home inspection can begin.

What do I need to do prior to my home inspection?

Read and sign the Home Inspection Agreement and return the agreement to Priority First Home Inspections.
You’ll want to make sure all utilities to the house are turned on (if vacant) during this period for your inspection, if possible. This includes Electric, Water, and Gas. Once you have confirmed that all the utilities are on, or being turned on by a certain date, call us and schedule your inspection.

Do the utilities need to be turned on?

Yes, Once there’s an executed contract between you and the seller, your inspection period will follow. You’ll want to make sure all utilities to the house are turned on (if vacant) during this period for your inspection if possible. This includes Electric, Water, and Gas.

Once you have confirmed that all the utilities are on, or being turned on by a certain date, call us and schedule your inspection.

What is the cancellation policy?

The purchasing party is given 48 hours to cancel or reschedule an inspection with Mike Mills of Priority First Home Inspections without penalty. If a 48-hour notice is not given, a $150 cancellation fee shall be due within 24 hours of the cancelled/rescheduled appointment.

Do I need to be present during my inspection?

No. You do not have to attend your inspection. We do encourage attendance at the end of the inspection to get a personalized walk-throughs with the inspector to point out all issues found and discuss any questions or concerns that you may have, but attendance is not mandatory.

What do you inspect?

All components related to the home including: Foundations, Grading & Drainage, Roof, Attic, Walls (Interior & Exterior), Ceilings, Floors, Doors, Windows, Stairways, Fireplace/Chimney, Porches, Decks, Carport, Electrical Panel, Branch Circuits, Heating Equipment, Cooling Equipment, Ducts, Vents, Water Supply System and Fixtures, Exterior Faucets, Kitchen Sink, Bar/Utility Sink, Bath Sinks, Bathtubs, Showers, Commodes, Bathroom Exhaust Fans and/or Heaters, Laundry faucets, Dishwasher, Food Waste Disposer, Range Hood, Ranges/Ovens/Cooktops, Microwave Cooking Equipment, Trash Compactor, Garage Door Operators, Door Bell and Chimes, Dryer Vents, Swimming Pools and Equipment, and Gas Supply Systems.

The items listed above are subject to the general conditions of the home, type of home, weather, and other factors that would limit the inspector’s ability to get to or properly inspect such item(s). Ex high rise buildings, freezing temperatures, locked or inaccessible areas by current occupants etc. can and do keep certain items from being inspected at the time of inspection.

How long will the inspection take?

Inspections will vary depending on the size of the home, year built, and other factors such as having a crawl space (for pier & beam foundations), pool & spa, two story or one story, and most importantly the square footage of the home. Most home inspections last three to four hours. We can give a more definite timeframe once we receive the details of your home.
